A 5/8-inch rebar was recovered at a 30-foot offset to the centerline ofPortersville Road on the south boundary line ofLot 1 in Sten Acres. 4. A mag nail was recovered on the centerline ofPortersville Road, marking the southeast comer ofLot 1 in Sten Acres. Variances in Reference Monuments No significant variances were observed in regard to the reference monuments utilized in this survey. Discrepancies in Record .Documents No discrepancies were discovered regarding the record documents reviewed for this survey. Inconsistencies in the Lines o f Occupation No inconsistencies are repo1ted relating to lines ofoccupation affecting the surveyed parcel. Note: Unwritten rights may exist as the result oflines ofoccupation present in the.field, which may or may not be shown on the attached plat or described in this report. Any questions regarding ihe nature and existence ofsuch rights should be referred to an attorney. Relative Positional Accuracy The relative positional accuracy ofthe comers and lines established by this survey is within the specifications for a Suburban Survey (0.13 feet plus 100 parts per million ) as defined by Title 865 , !AC 1-12. Theory o f Location The centerline ofPortersville Road was first established using recovered monuments and plat dimensions from Sten Acres. This centerline , forming the west boundary line ofthe sub j ect parcel, was established as the west line ofthe new surveyed parcel. Being an original survey , the remailing boundary lines and corners were established in accordance with engineering plans prepared for the client. 2 Reservations This survey is sub j ect to additional facts that an accurate and correct title examination might disclose. Evidence ofunrecorded easements has not been located in the field and is not shown on the associated plat ofsurvey.
